Searching for a room to rent? Easier said than done! There are so many things to be considered – vicinity to the work place, comfort of the house or room itself, facilities provided and the list goes on.

Once a house is zeroed on, the next most important step would be to draw the room rental agreement. It is an absolute must. It is a legally binding document drawn to keep harmony between the Owner and Tenant or the Principal tenant and tenant; when the same house is shared. It defines the rights and responsibilities of each party involved.

Most places have a Room Rental Agreement Template which they follow. However, all things considered, an agreement usually has some basic points which are pretty much universal.

Usually, the first point is always the Names of the Parties involved. Then comes the term of the rental period and termination conditions; followed by the amount of rent and security deposit if any. The rent usually includes utilities. However, the renter is responsible for payment of things he uses like Electricity, Water, Internet, Phone and Cleaning. We then come to terms of use of any common area. It is best to also add the point of receiving guests or having pets if any. There might be any additional clauses depending on the parties. The last point in the agreement would be the signature of both parties making this a legal and binding document. Though, a simple document, it is best to draw this to avoid any problems in the future.
