Why one needs to have written room lease agreement

Many people rent out a room in their home to make money from unused space. It is very important to create a room lease agreement before you rent the room to an outside person. Renting a room in your house means, you have to share some space in your home and the tenant would generally need to access bathroom, kitchen and laundry facilities in your home. The room lease agreement should clearly define what areas of the house are shared and what rooms remains private. The tenant expectations for common area has to be made clear such as place for entertaining guests.

Written room lease agreement

Once the agreement is written and finished, you can start advertising for prospective tenants. You must check every part of the agreement to make sure each thing is defined clearly and there is no confusion arises when it comes to renting the room. Some people prefer oral rental agreement and it happens when a tenant agrees to rent rooms for a certain period of time. Oral contract is made for a month stay, but if the tenant is interested in staying for a longer period of time, you should choose a written room lease agreement instead of the oral agreement. This is mainly because oral agreements are difficult to prove and if the landlord has to face any sort of legal issues, it will become difficult for both the tenant and homeowner. So a signed room rental agreement remains a wise choice to protect both house owner and tenant.
